05/21/19 Offer on the house

We received an offer on our house about May 21. It was quite a bit lower than our previous offer but it was a good solid offer so we accepted it. If all goes well we will close on June 18 and have 3 days to vacate. (Youth Conference/trek is June 20 - June 22 so we are cutting it close here!)

We felt ok about taking the offer because we had found a home that was quite a bit cheaper than the Golda property. We asked Golda if they would take less (because we had received less) but they declined because they had a backup offer they were going to pursue. That made me feel better since I felt like we were obligated to them in a way.

So we proceeded with 64 S Arroyo. It is a little smaller than we wanted but it was priced under $350K. (Golda was $441K). So we made an offer that got accepted after a long 48 hour wait. Then we started the process to make sure everything was ok. The pool inspection and the home inspection came back with at least $10K worth of repairs. And big stuff...that we weren't sure we wanted to take ion. Also the possibility that more problems would be discovered as the problems were corrected. We asked if they would come down $10K. They said no, maybe $5-7K.  So we pulled out. It was just too scary to take on such a money pit.

In the mean time, the Golda people were having troubles with their buyers wanting them to do expensive repairs. The owner said I'd rather sell to the Griffin's for $420K than continue to work with these people. Our realtor came back and told us that. Our realtor also promised to waive about $12K worth of fees for us if we bought Golda so it was coming more into our price range. So we will place another offer on Golda and see if it will be accepted. Of course all these changes happen slowly over several days.

So right now we are looking at being homeless in 21 days (I am writing this on June 1 but dated the entry back to the date of offer). We have the option to stay put and rent back our home for $2350/month!!!! Holy Smokes! That is 2X our regular payment! SO we REALLY don't want to do that!!!

Anyway it is fast Sunday and we are praying for a favorable resolution to all this. We know Heavenly Father loves us and we're not sure what he has in store for us but we are hoping we will find out soon!






PROBLEMS WITH THE POOL/BACK YARD CONCRETE
  • Heater unions leak profusely
  • Gas Heater doesn’t work
  • Pump not working
  • Grime build up, tile missing
  • Light doesn’t work
  • Gate is coming off of brick wall, doesn’t self close as it should, need lubricant
  • Cover wiring is messy and not terminated inside junction box as required by code
  • Severe heave all around the deck
  • Concrete is pushing on the house stucco
  • Deck drains are not functioning
  • Deck is flaking, deteriorating, cracking
  • Crack in concrete, Coping is deteriorating and flaking away
  • Gas piping should be painting to prevent corrosion
  • Gas pipe should have dirt leg or sediment trap
  • Salt equipment is not functioning
  • Electrical connection for the salt system needs rewired
  • Tree put too close to the house, roots are infringing on foundation and patio
  • Hose bib on NW corner of home needs repaired
  • Front entry handle needs repaired/replaced

PROBLEMS WITH HOUSE
Light bulbs need replaced in laundry, storage and closet (bulb only problem?)
Water Heater wall replacement - wet, possibly molding. Needs removed/replaced.
           Molding around garage - needs sanded/painted
Bedroom window won’t open
Dining room door is damaged and should be replaced
Garage door handle is sticking and needs repaired/replaced
A/C needs weather cover
Hose bibs need repaired/replaced front entry, north corner of home
Guest bathroom tub spout not properly working to allow shower
Master bathroom tub handle will not operate properly repair/replace
Master bathroom sinks stop not working, drain is slow, repair/replace
Laundry room faucet shows signs of past leaks, drains slower, repair needed
Dimmer switch repair needed in the living room
Grout lifting in bathroom
Guest bedroom door handle is loose
Damage to closet door
Guest toilet is loose, needs secured
GFCI receptacle needs replaced in kitchen

EXPECTED COST TO COMPLETE PROBLEMS:
Repairs to heater would be as low as  $200-$500 (if repairable) - or as much as $2000  - $3000 (if replacement needed)
Salt System would be $200-$500 (if repairable) to  $1200 if replacement needed
Concrete? Guestimate $3000 removal
New pour: Guestimate $4000 install??
Fix other things? Need estimate
Water Heater wall replacement? Need estimate $1200?
Tree removal? Guestimate from tree guy - $1300 with 4-5 week wait period (will come by and look for a more accurate bid.)
Door guy to repair all broken handles etc - $500
Plumber - repair toilets and sinks problems, outside faucets - $500 - $1000

It is likely that it will cost between $10K - $20K to complete all repairs. The most important being the tree removal and concrete removal and replacement.

06/14/25 Pre-Yellowstone

Last year for Christmas I purchased a vacation to Yellowstone for the kids and us. The dates for the Yellowstone cabin were June 16-June 20. We decided to break the trip up a little and drive up the weekend before and drive home the weekend after. Also, because Katie got married, and Dallas has limited time off, he was unable to take his family on the trip. We stayed at his house and got some twin time in before we continued north.  Aspen and John moved to Pennsylvania and are in Utah for the summer. On our way up north we stopped at Becky's house to see them and their sweet new baby.  Erik recently got a new job so he was also not able to join us on our trip. Holly became our little girl again and traveled with us.  Holly and Millie My dad's been in the care center so we stopped by to visit him. He's being well cared for. 07/10/2025 Dad's Passing

Dad's stay at the care center ended up being 35 days. He had a care giver that really connected with him named Michael. Michael cared for him when he was living at home and then came out a couple of times to the care center before he died. He really appreciated those visits and lit up when Michael came to visit and help care for him. I'm thankful that I was able to see him the two weekends about two weeks before he died. He was still able to smile and sit and eat at that time. I'm so glad that Ruth and Becky were able to take the time and spend quite a bit of time with him the last couple of weeks before he died. His condition continued to deteriorate and it was not easy to see him that way and spend so much time there. But my sisters and Suzanne did what they could to make him comfortable at the end.  He was found dead in his bed on the morning of July 10. Rest in peace, Dad. I love you!  

06/16/25-06/20/25 Yellowstone

We had a really great week on our Yellowstone trip. We stayed at a VRBO cabin in a remote cabin in Ashton, Idaho. It was just right for our group. We were able to go to Yellowstone, Grand Teton, Mesa Falls, the Yellowstone Playhouse, Lava Hot Springs Pools and Slides.  We drove lots, played games, did puzzles, roasted hot dogs, made s'mores, enjoyed picnic lunches, ice cream at the frost top, dinners together made by each lil family and so much more.  Loved it!
